As part of a new urban community comprised of four separate for-sale multi-family condominium developments located adjacent to Wilson Park, one of the largest parks in Torrance, the project is designed to appeal to a broad range of buyers. Each development has a distinct identity, yet complements the other properties to create a sense of neighborhood. The goal was the creation of a walkable, urban village with a range of options—size, layout and aesthetics—in a premium location.
The major challenges involved the transformation of the 15-acre former industrial site from a brownfield into a new 350-unit masterplanned community. The mix of adjacent uses required careful masterplanning to mitigate the effects of the industrial uses and an operating railroad that bordered three sides, and to capitalize on the presence of the public park on the fourth.
